Industrial / Trade Counter instruction undertaken for WUKPG. Services included inspection, measured building survey, Reinstatement Cost Assessment and Technical Due Diligence, together with pre-completion inspection, snagging and end-of-defects-period close-out.

MGRA also advised on landlord approvals for occupier alterations, including Licence to Alter matters.

Project Services across CAT A and CAT B works, including measured building survey plans, lease plans, dilapidations, repair and renewal of existing roof coatings, common-area and service-charge works. Employer’s Requirements for those works sit with Design.

MGRA has coordinated structural engineers, mechanical and electrical engineers, specialist interior fit-out design-and-build contractors, and Building Regulations matters with Newcastle City Council.

Operational estate

Planned external repair programme

Over a five-year appointment, MGRA surveyed the operational estate and developed a planned external repair programme. The wider instruction included reconciling physical and occupational boundaries against title information, supporting updates to Land Registry documentation, advising on planned maintenance and estate service-charge matters, and preparing regularisation lease plans and as-built drawings for relevant units.

MGRA subsequently advised on dilapidations and reinstatement works and supported the preparation of the investment for sale, including responses to the purchaser’s technical enquiries.
